What happened

The landlord applied for an order to terminate the tenancy and evict the tenants because the tenants failed to meet a condition specified in the mediated settlement issued by the Board on September 24, 2020 with respect to a previous application.

The ruling

The tenancy is terminated, and the tenants must move out of the rental unit on or before May 17, 2021. If the unit is not vacated by that date, the landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. However, the eviction cannot be enforced until the Ontario government removes the regulation that currently prohibits evictions.
