What happened

Landlord applied to terminate the tenancy and evict Tenant due to requiring possession of the rental unit for the purpose of residential occupation. Tenant applied for a rent reduction due to a reduction or discontinuance of services or facilities.

The ruling

The tenancy is terminated effective March 31, 2017. The Tenant must vacate the unit by that date. The Landlord must pay the Tenant a rent rebate for the cable TV discontinuance. The Tenant must pay the Landlord the application filing fee.
