What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant vacated the rental unit on April 20, 2021 prior to the hearing.

The ruling

The tenancy was terminated effective April 20, 2021, the date the Tenant vacated the rental unit. The Tenant is ordered to pay $818.74 to the Landlord, which includes rent arrears up to the move-out date, NSF cheque charges, and the cost of filing the application, less the rent deposit. If the Tenant does not pay the full amount by October 1, 2021, they will owe interest at 2% annually on the outstanding balance.
