What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The ruling

The Tenant is ordered to pay the Landlord $10,131.29 in rent arrears and costs, in monthly installments of $500 from March 2021 to October 2022, with a final payment of $131.29 in November 2022. If the Tenant fails to make any of the required payments, the Landlord may apply to terminate the tenancy and evict the Tenant, and the full balance will become immediately payable.
