What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord has entered into an agreement of purchase and sale of the rental unit and the purchaser requires possession of the rental unit for the purpose of residential occupation.

The ruling

The tenancy is terminated effective November 30, 2020. The Tenant must vacate the rental unit on or before November 30, 2020. The Tenant is ordered to pay the Landlord $9,102.01, which includes compensation for use of the unit from May 15, 2020 to the move-out date, less the rent deposit and interest. If the Tenant does not pay the full amount by November 9, 2020, the Tenant will owe interest on the outstanding balance.
