What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant did not dispute that he persistently paid rent late but argued that he was justified due to the Landlord's conduct.

The ruling

The Tenant is ordered to pay rent on time for a 12-month period starting June 2021. If the Tenant fails to do so, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant is also ordered to pay the $175 application fee.
