What happened

Landlord applied for an order requiring Tenant to pay the rent that the Tenant owes. The Tenant did not pay the total rent the Tenant was required to pay for the period from January 1, 2020 to March 15, 2020. The Tenant was in possession of the rental unit on the date the application was filed, but moved out on January 31, 2020. The Landlord re-rented the unit on March 15, 2020.

The ruling

The Tenant shall pay the Landlord $3,567.24, which represents the amount of rent owing up to March 15, 2020, less the last month's rent deposit and interest on the last month's rent deposit. The Tenant shall also pay the Landlord $190.00 for the cost of filing the application. If the Tenant does not pay the full amount owing by November 6, 2020, the Tenant will start to owe simple interest at 2.00% annually on the balance outstanding.
