What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The tenancy is terminated effective March 31, 2022, unless the Tenant voids the order by paying $863 on or before February 28, 2022, or $1,817 on or before March 31, 2022. If the unit is not vacated by March 31, 2022, the Landlord may file the order with the Court Enforcement Office for enforcement. The Tenant owes the Landlord $175.75, plus $31.08 per day starting March 1, 2022 until the Tenant vacates. The Tenant may make a motion to set aside the order if the Tenant pays the required amount on or after April 1, 2022 but before the Sheriff gives vacant possession to the Landlord.
