What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenant did not void the notices or respond to the Landlord's attempts to work out a payment plan.

The ruling

The tenancy is terminated effective July 3, 2022. The Tenant must pay the Landlord $10,447.45, which includes rent arrears, filing costs, and daily compensation, less the rent deposit and interest. If the Tenant does not pay by July 3, 2022, the Landlord may file the order with the Sheriff for enforcement.
