What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was not present at the hearing.
The ruling
The tenancy is terminated unless the tenant pays $1,417.43 by 2022-08-31 or $2,393.78 by 2022-09-03 to void the order. If the tenant does not pay, they must vacate the unit by 2022-09-03 and the landlord can file the order with the Sheriff to enforce the eviction. The landlord owes the tenant $51.23 for the rent deposit and interest, but can deduct $32.10 per day for compensation starting 2022-08-17 until the tenant moves out.
