The ruling
The Tenant shall pay rent on time and in full each month starting April 1, 2021. If the Tenant fails to do so, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $175 for the application filing fee.
