What happened

Landlord applied to terminate the tenancy and evict the Tenant due to alleged illegal acts and persistent late payment of rent. The N6 notice for illegal acts was found to be defective as it did not properly identify the rental unit. The Board proceeded to hear the L2 application on the grounds of persistent late payment of rent.

The ruling

The Tenant shall pay the Landlord $175 for the cost of filing the application. If the Tenant does not pay the full amount by February 22, 2021, the Tenant will start to owe interest at 2% annually on the outstanding balance. Starting March 1, 2021 and continuing on the first of each month to February 1, 2022, the Tenant shall pay the rent on or before the first day of each corresponding month. If the Tenant fails to comply, the Landlord may apply to terminate the tenancy and evict the Tenant.
