What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord in good faith requires possession of the rental unit for residential occupation for at least one year. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The tenancy is terminated effective February 28, 2023. The Tenant must pay the Landlord $3,175.77 for use of the unit from August 1, 2022 to February 8, 2023, less the rent deposit and interest. The Tenant must also pay $19.73 per day from February 9, 2023 until they move out. The Landlord may file for eviction with the Sheriff if the unit is not vacated by February 28, 2023.
