What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective February 15, 2022. The Tenant must pay the Landlord $5,564.08 in rent arrears and compensation, plus $186.00 for the application filing fee, and $8.91 per day in compensation starting January 8, 2022 until the Tenant vacates the unit. If the Tenant does not pay the full amount by February 15, 2022, the Landlord may file the order with the Sheriff to enforce the eviction. The Tenant can void the order and continue the tenancy by paying $5,948.00 by January 31, 2022 or $6,219.00 by February 15, 2022.
