What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The tenancy is terminated effective August 11, 2021. The Tenants must pay the Landlord $4,413.35 in rent arrears and application costs, plus $9.07 per day in compensation starting August 1, 2021 until they vacate. If the Tenants do not pay the full amount by August 11, 2021, they will owe interest and the Landlord can file the order for enforcement. The Tenants can void the order by paying $4,602 by July 31, 2021 or $4,878 by August 11, 2021.
