What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant because the Tenant or another occupant of the rental unit committed an illegal act or carried out an illegal trade, business or occupation in the rental unit or the residential complex, and because the Tenant, another occupant of the rental unit or a person the Tenant permitted in the residential complex seriously impaired the safety of any person.

The ruling

The Landlord's application to terminate the tenancy and evict the Tenant is denied, subject to the following conditions: 1) The Tenant shall not commit an illegal act in the residential complex, specifically not carrying or displaying weapons; and 2) The Tenant shall not seriously impair the safety of any person, specifically not threatening another person in the residential complex. If the Tenant breaches these conditions, the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenant. The Tenant is also ordered to pay the Landlord $186 for the cost of filing the application.
