What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective November 12, 2020, which the tenant did not void by paying the arrears. The tenant was in possession of the unit on the application date.
The ruling
The tenancy is terminated effective July 25, 2021. The Tenant must pay the Landlord $7,705.03 in rent arrears and compensation, plus $186 in application fees, and $17.59 per day in compensation starting July 15, 2021 until the Tenant vacates. If the Tenant pays $8,203 on or before July 25, 2021, the eviction order will be void and the Tenant can remain in the unit.
