What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant had not paid the full rent from November 1, 2019 to June 30, 2021, and the Landlord served a valid N4 notice of termination.
The ruling
The tenancy is terminated effective July 30, 2021. The Tenant must pay $23,891.50 to the Landlord, which includes rent arrears up to June 30, 2021, compensation for use of the unit, and the application filing fee. If the Tenant does not pay the full amount by July 30, 2021, the Landlord can file the order with the Sheriff to enforce the eviction. The Tenant can void the order and continue the tenancy by paying $27,580 by June 30, 2021 or $29,072 by July 30, 2021.
