What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was in possession of the rental unit on the date the application was filed.
The ruling
The tenancy is terminated effective July 11, 2021. The tenant must pay $21,641.49 to the landlord, which includes rent arrears up to June 30, 2021 and the cost of filing the application, minus the rent deposit and interest on the deposit. The tenant must also pay $44.37 per day in compensation for use of the unit starting July 1, 2021 until the tenant vacates. If the full amount is not paid by July 11, 2021, the landlord may file the order with the Sheriff to enforce the eviction.
