The ruling

The tenancy is terminated effective January 16, 2021. The Tenant must pay the Landlord $16,031 in rent arrears and compensation, plus $32.68 per day starting February 1, 2020 until the Tenant vacates the unit. If the Tenant does not pay the full amount by January 16, 2021, the Tenant will owe interest at 2% annually on the outstanding balance.
