What happened
Landlord applied to terminate the tenancy and evict Tenant due to Tenant permitting someone to engage in illegal drug trafficking in the rental unit or residential complex, seriously impairing the safety of others, and using the rental unit or complex in a way inconsistent with residential use.
The ruling
The Adjudicator found that while the Landlord established grounds for eviction, it would not be unfair to deny eviction and instead impose a conditional order, considering the Tenant's personal circumstances and potential for rehabilitation.
