What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Tenant failed to meet a condition specified in a previous order issued by the Board. The condition was that the Tenant was to refrain from committing an illegal act or carrying on an illegal trade, business or occupation or permitting a person to do so in the rental unit or the residential complex. The Toronto Police Services executed a search warrant at the unit and located quantities of illegal drugs, which were deemed to be indicative of drug trafficking.

The ruling

The tenancy between the Landlord and the Tenant is terminated. The Tenant must move out of the rental unit on or before January 15, 2022. If the unit is not vacated on or before January 15, 2022, then starting January 16, 2022, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced.
