The ruling
The tenancy is terminated effective February 28, 2023. The Tenant must pay the Landlord $17,437.65, which includes rent arrears up to February 17, 2023 and the cost of filing the application, less the rent deposit and interest. The Tenant must also pay the Landlord $20.45 per day for compensation for use of the unit starting February 18, 2023 until the Tenant vacates.
