What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The Tenant shall pay the Landlord $5,098.41, which represents the rent arrears from September 1, 2021 to January 31, 2023, including the application filing fee. If the Tenant does not pay the full amount by January 28, 2023, the Tenant will start owing interest at 5% annually on the outstanding balance.
