What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The Tenant shall pay the full June 2021 rent by June 9, 2021 and pay the $480 in arrears and $186 in filing fees in three installments by July 9, 2021. If the Tenant fails to make any of the payments, the entire balance becomes due and the Landlord can apply for an eviction order.
