What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Tenant entered into an agreement to terminate the tenancy.

The ruling

The tenancy is terminated, and the Tenant must move out by May 15, 2021. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. However, the Tenant cannot be evicted until the Ontario Regulation 266/21 is removed.
