What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The Tenants shall pay the Landlord $3,543.62 in arrears in 5 equal installments from April to August 2022. The Tenants shall also pay the Landlord rent owing for the months of April 2022 to February 2023, no later than the first day of each respective month. If the Tenants fail to make any one of the payments, the outstanding balance shall become immediately due and owing and the Landlord may apply for an order terminating the tenancy and evicting the Tenants.
