What happened
Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.
The ruling
The tenancy is terminated, and the Tenant must move out by August 31, 2020. The Tenant shall pay the Landlord $5,192.31, which represents compensation for the use of the unit from February 1, 2020 to August 7, 2020, less the rent deposit and interest the Landlord owes on the rent deposit. The Tenant shall also pay the Landlord $32.88 per day for compensation for the use of the unit from August 8, 2020 to the date the Tenant moves out, and $175.00 for the cost of filing the application.
