What happened

Tenant applied for an order determining that the Landlord failed to meet its maintenance obligations under the Residential Tenancies Act, 2006 and that the Landlord substantially interfered with the reasonable enjoyment of the rental unit. The issues raised by the Tenant included roof leak, mice infestation, heat and vents, snow removal, electrical outages, steps/railing, unfinished drywall, tile in shower, and freezer.

The ruling

The Landlord is ordered to pay the Tenant a rent abatement of $1,660 for the delay in correcting the water problems and repairs to the unit ceiling and walls. The Landlord is also ordered to pay the Tenant $50 for the filing of the application, for a total of $1,710 owed to the Tenant. If the Landlord does not pay the full amount by October 2, 2020, the Landlord will owe interest at 3% annually on the outstanding balance.
