What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The tenancy is terminated effective July 25, 2021. The tenant shall vacate the unit on or before that date. If the unit is not vacated, the landlord may file the order with the Sheriff for enforcement. The tenant shall pay the landlord $8,920.95, which includes rent arrears and the landlord's filing fee, less the rent deposit. The tenant shall also pay $35.34 per day in compensation for use of the unit from July 15, 2021 until the date the tenant vacates. If the full amount is not paid by July 25, 2021, the tenant will owe simple interest at 2% annually on the outstanding balance.
