What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to substantial interference with the reasonable enjoyment of the residential complex, persistent late payment of rent, and the landlord's agreement of purchase and sale of the rental unit where the purchaser requires possession for personal use.

The ruling

The tenancy is terminated effective October 23, 2021. The Tenant must vacate the unit by that date and pay the Landlord $6,373.95, which includes rent arrears, the application fee, and compensation for use of the unit after the termination date, less the rent deposit and interest owed on the deposit. If the Tenant does not pay the full amount by October 23, 2021, they will owe interest at 2% annually on the outstanding balance.
