What happened

Landlords applied to terminate the tenancy and evict Tenants due to damages to the rental unit and substantial interference. The parties agreed that the Tenants would vacate the unit by June 30, 2021 and the remaining issue was the matter of outstanding damages.

The ruling

The tenancy is terminated effective June 30, 2021. The Tenants are responsible for the cost of professionally cleaning the carpets, the $186 application filing fee, and any unpaid utility costs up to June 30, 2021. If the Tenants do not pay these amounts, the Landlords may deduct them from the $1,800 rent deposit. Any remaining balance owing is due by July 15, 2021 and will accrue interest at 2% annually starting July 16, 2021.
