What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Tenant entered into an agreement to terminate the tenancy, but did not move out by the termination date.

The ruling

The tenancy is terminated, and the Tenant must move out by May 16, 2021. The Tenant must pay the Landlord $201 for the application fee. If the Tenant does not move out or pay the fee by May 16, 2021, the Landlord can file the order with the Sheriff for enforcement, but the eviction cannot be enforced until the Ontario Regulation 266/21 is removed.
