What happened
Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants remained in possession of the rental unit at the time of the hearing.
The ruling
The tenancy is terminated effective March 15, 2021. The Tenants must pay $3,363.10 to the Landlords, which includes rent arrears up to March 4, 2021 less the rent deposit and interest, plus $186.00 for the application fee. The Tenants must also pay $29.42 per day for compensation for use of the unit starting March 5, 2021 until they move out. If the Tenants do not pay the full amount by March 15, 2021, they will start owing interest and the Landlords can file the order with the Sheriff for enforcement.
