What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was still occupying the rental unit at the time of the hearing.
The ruling
The tenancy is terminated effective July 25, 2021. The tenant must pay the landlord $25,764.67 plus $78.90 per day starting July 15, 2021 until the tenant vacates. If the tenant pays $34,226 by July 14, 2021 or July 25, 2021, the eviction order will be void and the tenancy can continue.
