What happened

Landlord filed two applications: L1 for non-payment of rent and L2 for substantial interference. The L2 application was withdrawn. The L1 application proceeded, with the Landlord seeking termination of tenancy and eviction due to unpaid rent. The Tenant had already vacated the unit on November 25, 2021, prior to the hearing.

The ruling

The tenancy was terminated effective November 25, 2021, when the Tenant vacated the unit. The Tenant is ordered to pay $1,476.25 to the Landlord, which includes rent arrears up to the move-out date and the cost of filing the application, minus the rent deposit. Interest will be charged on any unpaid balance after August 14, 2022.
