What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective August 31, 2018. The Tenant must pay $7,431.57 to the Landlord, which includes rent arrears, compensation, and application filing fee, less the rent deposit and interest. The Tenant can void the eviction order by paying $9,775 by June 30, 2018 or $12,175 by August 31, 2018. The Landlord must inspect and repair the water pressure in the shower and the basement hatch.
