What happened
Tenant applied for an order determining that the Landlord or the Landlord's superintendent harassed, obstructed, coerced, threatened or interfered with him, substantially interfered with the reasonable enjoyment of the rental unit or residential complex by the Tenant, and withheld or deliberately interfered with the reasonable supply of a vital service. The Tenant also applied for an order determining that the Landlord had failed to meet the Landlord's maintenance obligations.
The ruling
The Landlord is ordered to have a pest control company assess and treat the residential complex and rental unit for rats, and to pay the Tenant $1,052.34 for the maintenance breach. The Landlord is prohibited from increasing the rent until the rodent problem is resolved.
