What happened

Landlord applied to terminate tenancy and evict Tenant for failing to meet two conditions specified in a previous order (TSL-80568-16). The conditions required Tenant to immediately pick up dog feces and keep exterior doors closed except when entering/exiting. Landlord claimed numerous breaches based on video surveillance and photographs.

The ruling

The Board dismissed the Landlord's application to terminate the tenancy and evict the Tenant. While the Tenant was found to be technically in breach of one condition from a previous order, the Board determined it would be unfair to evict given the minimal impact on the Landlord and the Tenant's circumstances.
