What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to alleged wilful damage to the rental unit. The Landlord claimed there was a fire in the residential complex caused by raccoons damaging electrical wiring, and the Landlord wanted the Tenants evicted to commence repairs.

The ruling

The Landlord's application is dismissed. The notice of termination was found to be defective due to lack of particulars and accuracy.
