What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The Tenants had not paid the total rent they were required to pay from March 1, 2020 to May 31, 2021, resulting in the Landlord serving a Notice of Termination.

The ruling

The tenancy is terminated effective June 1, 2021. The Tenants must pay the Landlord $35,000 (maximum) for rent arrears and compensation, less the rent deposit and interest owed on the deposit. The Tenants must also pay $108.49 per day for compensation for use of the unit starting May 22, 2021 until they move out, and $186 for the application filing fee. If the Tenants do not pay the full amount by June 1, 2021, they will owe interest on the outstanding balance.
