What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing but did not attend.
The ruling
The tenancy is terminated unless the Tenant voids the order by paying $33,386.00 by March 31, 2023, or $36,586.00 by April 4, 2023. If the Tenant does not void the order, they must move out by April 4, 2023, and pay the Landlord $26,975.22 plus $105.21 per day from March 2, 2023, until they vacate. The Landlord may file for eviction enforcement starting April 5, 2023, if the unit is not vacated.
