What happened
Landlord applied for an order requiring Tenant to pay the rent that the Tenant owes. The Tenant did not pay the total rent the Tenant was required to pay for the period from December 30, 2017 to December 29, 2020. The Tenant vacated the rental unit on July 20, 2021 without giving a valid 60-day notice of termination.
The ruling
The tenancy is terminated as of August 31, 2021. The Tenant shall pay the Landlord $25,835.10, which represents the amount of rent owing up to August 31, 2021, less the rent deposit. The Tenant shall also pay the Landlord $201.00 for the cost of filing the application. If the Tenant does not pay the full amount owing by December 11, 2021, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
