What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was not present at the hearing.
The ruling
The tenancy is terminated effective February 4, 2022. The Tenant must pay the Landlord $10,807.46 in rent arrears and application costs, less the rent deposit and interest owed. If the Tenant does not pay by February 4, 2022, the Landlord may file the order for enforcement and the Tenant will owe additional daily compensation. The Tenant can void the order by paying $12,636 by January 31, 2022 or $13,836 by February 4, 2022.
