What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant faced challenges during the COVID-19 lockdowns, including difficulties in operating a hairdressing business and caring for her mother with Alzheimer's.
The ruling
The tenancy will continue, but the Tenant must pay the full lawful monthly rent on or before the 1st of each month for a 12-month period from July 2021 to June 2022. If the Tenant fails to make any one of these payments, the Landlord may apply to terminate the tenancy and evict the Tenant. The Tenant must also pay the $186 application fee by September 25, 2021, or start owing interest.
