What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant causing undue damage to the rental unit and substantially interfering with the Landlord's reasonable enjoyment or lawful right, privilege or interest.

The ruling

The tenancy is terminated effective June 30, 2020, the date the Tenant vacated the unit. The Tenant is ordered to pay the Landlord $1,500 for the reasonable costs of repairing the damage and/or replacing the damaged property, less the rent deposit and interest, for a total of $547.70. The Tenant is also ordered to pay the $175 application fee.
