What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant had not paid the full rent from August 1, 2019 to October 31, 2020.
The ruling
The tenancy is terminated effective November 30, 2020. The tenant must pay the landlord $1,694.18 in rent arrears and application costs, plus $10.26 per day in compensation starting October 28, 2020 until the tenant vacates. If the tenant does not pay the full amount by November 30, 2020, the landlord may file the order with the Court Enforcement Office for enforcement of the eviction.
