What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective February 12, 2021. The Tenants must pay the Landlord $10,323.03 in rent arrears and compensation, plus $175 in application fees, and $39.45 per day starting February 2, 2021 until they vacate the unit. If the Tenants pay $12,875 on or before February 12, 2021, the eviction order will be void and the tenancy will continue. If the unit is not vacated by February 12, 2021, the Landlord may file the order with the Sheriff for enforcement.
