What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had not vacated the rental unit at the time of the hearing.
The ruling
The tenancy is terminated effective November 29, 2021, unless the Tenant pays the full amount of $20,186.00 to the Landlord or to the Board in trust by that date. If the Tenant does not make this payment, the Landlord may file the order with the Court Enforcement Office (Sheriff) for enforcement. The Tenant is ordered to pay $19,494.35 in rent arrears and compensation, plus $186.00 in application fees, and $42.74 per day in compensation starting November 19, 2021 until the Tenant vacates the unit.
