What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant was in possession of the rental unit and had not paid the total rent owed from February 1, 2019 to November 30, 2020. The Landlord served a Notice of Termination effective September 10, 2019 due to the rent arrears.

The ruling

The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant pays the outstanding rent arrears of $8,836.00 by June 7, 2021 and also pays the rent for the months of January 2021 up to and including June 2021 in full, on or before the first day of each corresponding month. If the Tenant fails to make any of the required payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
